13th Market - S San Diego

The first meeting I set up with Jose was horrible. I arrived early, couldn't gain access because he wasn't there. I scanned the qr code still nothing. I waited 45 minutes....and nothing. I spite of my frustration, I decided to give it another go. This time Victor was there and the experience was a 180. He was polite and professional. I toured the whole building, apartment and common areas. I came away extremely impressed. It's now #2 on my list. ?

We sent in an app to a few places we liked in September. This particular property responded letting us know that we needed to make 2-300 dollars more to qualify. I did not start working again until this October so we decided to renew our place in Mission Valley. After waiting 2 weeks to get our deposit back we contacted the property who said a check would take 3 weeks, fine. It’s now 6 weeks later and still no deposit. We got an email from some billing service asking for our address since the check was allegedly returned to them. This review is not to bash the property but simply to highlight how they do business.

Would Leave a one star review if I could. Absolutely terrible place to live and Jose at front desk is absolute snake who literally charged us full deposit for cleaning and then tacked on extra charges for rent when we specifically set out move out date in advance and notified the staff on our move out as well. I asked him before specifics on the charges and he was just really vague on purpose and said ah about 180$ I have no problem paying cleaning fees since our place wasn 't the cleanest when we left but our charges in no way shape or form should equate to over 1000$ let alone 420$ in extra rent when we weren 't even living there and notified our specific move out date, that 's insane! and unethical! when I asked about carpet replacement and charges he got super defensive and decided to add more charges on because he forgot but seemed more like he didn 't like my attitude and wanted to show a power move. I am in process of filing small claims court now and will sue in bad faith if I do not get rent charges retracted. I have also been nice and respectful to the entire staff there from security like George to every one else like maintenance who I 'd offer drinks too when they came up stairs to do repairs. I understand that Jose has to deal with angry people all the time and that can change any empathetic approach on the matter. However, Jose and the ethics involved during move out is honestly blatant robbery and exploitation! If they think it 's okay to take advantage of tenants like this in California jurisdiction they have another thing coming. Do NOT move here, unless you want to end up in small claims court like myself.

I work nearby so it's a 2 minute walk to work. So far I've had a very pleasant experience. The staff is very tech savvy and I always get an immediate response when I have a question. Anna and Jose say hi to be every time they see me.The apartments are larger than average and priced pretty reasonably. I love the amount of space you get in your apartment. Nice big island is the first thing you notice. Pantry storage, which is not common in a lot of buildings. Fairly modern appliances. My only complaint would be the fridge door shelves cracking.Huge bathroom with a double vanity. Stacked WD larger than average. Huge garden tub, it's actually too wide for my laptop table, but that's a good problem to have. Very spacious walk-in closet. The smart home features do work fairly well.There's an app for the front door and elevator, but typing in the code usually is faster. It's a nearly keyless community. Which makes it easier to not get locked out and have to keep up with keys. I've never felt unsafe. I never see any guests being obnoxious, my hallway is actually very quiet I never see any of my neighbors. The rooftop is very nice and has beautiful views of the city. We're getting a green park right behind us which is exciting.The gym gets the job done in a pinch and the weights go all the way go to 100 pounds. It's 24 hours. My only complaint is there is no water cooler in the gym. You have to use the fountain by the bathroom that's not really the best filtered water.The resident space is beautiful, I don't have much use for it, but it's nice to know it's there.The garage is fairly safe as far as I've experienced.Overall good value. Very walkable to grocery, barber, Gaslamp, dog Park, etc.

Tried to do a self guided tour. There are signs on all the doors that the office is closed. There was one person inside on the phone and glanced over at me a couple times but didn’t seem to want to acknowledge me. Called the number numerous times and waited. No answer and no assistance. Even a guy dropping off an Uber Eats delivery said he always has problems at this residence getting ahold of the main office. Bad vibes all around. Guess not living here is in my best interest!
